| Finding That Perfect Piece of Property
You've thought long and hard about your dream home. Another very important aspect of building your dream home is to make sure that you find the perfect piece of land to go with it. El Dorado County is a beautiful area to build your dream home. No matter if you are looking for that perfect city type lot, in a beautiful neighborhood, or a five acre, ten acre, or larger estate sized lot in perfect seclusion, El Doado County has it all. There are three important steps to think about before you decide on that perfect piece of property.
Step One : Define What You Need
Think about what's important to you. It's a good idea to spend some time to create list of what you need, and what you don't want. If you are building your dream home that you hope to live in for many years to come, these thoughts may be something to consider:
Location : Do you want to live close to town, or out in the back country. Do you want to live in a picture perfect neighborhood where the homes are close together, the landscaping is perfect, and the roads are perfect? Do you want to live away from it all, and have your own secluded piece of property where all that noise and traffic is left behind, and your free to do pretty much whatever you want on your own piece of land. Or would you like to live somewhere in between?
Size : Do you hope to build a garage or workshop on your land. If so, it may be a good idea to buy an acre or more. Do you want to have a garden or a greenhouse, if so, a bigger piece of land would be better for you. If your wanting to raise cows, have horses, pigs, chickens, etc... then you may want to find a five, ten, or twenty acre parcel.
Price : The bigger the piece of land that you buy, the more it's going to cost. One thing to think about though, is not to buy a bad lot in an effort to save money. Take for example if you were to buy a very sloped lot, in an effort to save twenty thousand dollars on the purchase price. That sounds pretty good when you are buying it, but when you start building the house, you will soon realize that you have now increased the building cost for the house because of the amount of dirt work that will be required to put in a pad for the house, and the extra cost of labor, concrete, and lumber because you will more than likely have to do a floor build up for the house to sit right on the lot. It's important to work with your contractor, or home builder, in the selection of a lot, so that your home builder will be able to explain the extra costs that may be involved in building your home on the lot.
Resale Value : If you don't plan on this being the home you live in forever, you may want to think about what a future buyer may think about the location of your land.
Step Two : Enlist Qualified Help
Once you have a pretty good idea of what your looking for, it's time to talk to a qualified professional to help you locate and purchase the Real Estate. When you are looking for a Real Estate Agent, it's important to find a real go-getter. It's important to find someone who's main interest is finding you that perfect piece of property, even if that means them selling you a piece of land that is listed by another agent, or another Real Estate Agency. It's important to find an agent that has experience with the type of property that you are looking for. For example, it may not be a good idea to find a Real Estate Agent that specializes in modular home sales if you are looking to buy a twenty acre parcel of land to build a custom home on. You will also want to make sure that they are a reputable, honest, dependable, and professional.
It's also important to consult with your contractor, or home builder, to make sure that the piece of property that you are considering buying will be a good piece of property to build your dream home on.
Step Three : Do Your Homework
Once you have found that perfect piece of real estate that meets your needs, you need to do your homework carefully. Read all of the details on the property report that your Real Estate Agent can provide. Make sure that the property has the proper zoning so that you can build the type of building that you will be building, whether it be commercial, residential, agricultural, etc... If you are buying acreage, it's important to make sure that there is a deeded easement, and road access to get to the land. It's important to check how much it will cost to get your utilities to the property, such as electrical, water, sewer, etc... If you want high speed internet, it may be good to check into whether you can get cable, DSL, or satellite service to your home. What about television, will a normal antenna give you a good number of channels, or does satellite or cable work in that area. Another thing to consider is your cell phone service. Try your phone on different areas of the property to make sure you get the coverage that you need, and that the property is not located in a dead zone where there is no cell phone coverage. If you have, or plan to have children, take a look at the local schools, and how they rate. You could also get some information from the local Sherriff's office to find out about crime in the area. There are a lot of things to consider, and it's important to really do your research to make sure that you find that perfect piece of land in all aspects.
