One of the funnest parts about building a custom home is the design process where you get to sit down and think about how you would like each room in your new home to lay out. For this process you can choose to go with pre-made custom designs from a design company. There are literally hundreds of companies that have stockpiles of ready made plan sets that are ready to order. The cost of these sets typically range from $350 to $1500, depending on the plan you go with. One thing to think about if you choose to go this route is that if these plan sets are purchased from companies that are outside of the county, or outside of the state even, they may be built to spec for different building code requirements. This is very important because you will be required to have an architect re-draw the plans to bring the plan up to the building code requirements of El Dorado County. Be careful because this step may end up costing you hundreds or thousands of dollars. If you do go this route, make sure that you get a guarantee from the company that your plan set does meet the building code requirements for your area. This guarantee will save you a lot of time and money in the long run.
Another route that you can take is to have your custom home plans created from scratch for your new home. You should take some time and draw out or write down all of your ideas and what you want so that you can save time when you meet with your Architect or CAD designer.
Draw some sketches of what you want, include dimensions, window locations, etc. You can take pictures of houses you've seen that you like, to work those features in as well.
Call around and get a few quotes before deciding who you will go with because prices can vary dramatically. Prices range from $500 to $12,000 and they go up from there depending on the size of the house, and the complexity of the project. I highly recommend that you use an Architect or CAD Designer from your local area because they are familiar with the complexities of the area, and the specific building code requirements. It could save you some time when you go through plan check at the County Building Department.
